Project Highlight - Cedars Lobby Renovation

The Challenge:

In the heart of Seattle, the Cedars building lobby, a central hub for its residents, was in dire need of a modern touch. The primary challenge was not just the renovation itself, but ensuring the safety and accessibility for the building’s multifamily apartment tenants during the construction process. Saratoga Capital, Inc. entrusted us with a clear objective: to rejuvenate the lobby with minimal disruption to the tenants, all while maintaining a keen eye on costs and schedule.

Our Approach:

At Pacific, we believe that the essence of a project goes beyond what’s outlined in the documents. It’s about understanding the deeper vision and ensuring that every stakeholder is on the same page. With over 100 tenants using the lobby daily, our approach was to devise a meticulous phasing plan. This allowed us to carry out the construction seamlessly while ensuring a clear pathway for tenants. Our services extended to constructing a demising wall, setting up temporary electrical systems, doors, and flooring. The collaborative phasing strategy, developed hand-in-hand with the building management team, spanned four distinct phases, ensuring that every step was aligned with the construction schedule.

The Outcome:

The results speak for themselves. The Cedars lobby underwent a transformation during regular working hours, ensuring that tenants could access their units daily. We set up a temporary lobby to cater to the daily needs of the building tenants and prospective tenants. Additionally, a makeshift leasing office ensured that the building’s leasing operations ran smoothly. All of this was achieved while crafting a new lobby adorned with high-end finishes, delivered on time and within budget. Colin Gray, a representative from Saratoga Capital, Inc., aptly summarized the project’s success, stating, “The lobby came out fantastic.”
